Welcome to your February 2026 St Jude’s Refurbishment Programme newsletter.

Residents meetings

In 2026 the in-person meetings will take place every other month instead of monthly.

The next in-person meeting will take place on Tuesday 11 February 11am – 12pm in Tyndall House Community Room. 

During this meeting you’ll have the opportunity to talk to a range of teams from the council including tenancy management, repairs and maintenance, and building safety.

What's happening this year

To move forward with the next stage of the works (based on the information from the structural and fire safety surveys), we need to provide an application to the to the Building Safety Regulator. This process is required to start any construction works on site. The Building Safety Regulator is a UK body within the Health and Safety Executive established by the Building Safety Act 2022, responsible for overseeing the design, construction, and safety of high-risk building.

Please be aware that the Building Safety Regulator application process is extensive and can take a considerable amount of time (could be around six months) due to the level of detail and assurance required, and a current industry backlog the regulator has with enquiries. 

It is likely at this stage that work will pause onsite whilst approval for the next stage of works is obtained. Please be assured that your home is safe to live in and that this process is a statutory duty we must follow.

How we will communicate with you in 2026


We will continue to communicate updates (via email, text, and post) related to your blocks throughout this year. Because the works will mainly pause while we wait to hear back from the Building Safety Regulator, we will now be contacting you every six to eight weeks, instead of monthly.

Tenancy audits


To make sure the information we hold is accurate – and to help you stay safe and well in your home – our team carries out a quick visit to your home every six months. These checks only take a few minutes and are an important part of keeping our records up to date.

We’ll be visiting your block on the following dates:
  • Wednesday 18 February, between 3pm and 6pm
  • Wednesday 4 March, between 2pm and 4pm
  • Wednesday 18 March, between 3pm and 6pm

Progress since previous newsletter


Scaffolding completed

Just before Christmas the scaffold and netting were completed on schedule across all four blocks, these structures are all monitored daily and inspected weekly by certified inspectors. Please remember that your balconies are currently locked and must not be accessed and please do not climb on the scaffolding structure. 

 

Fire Alarms Systems

In December last year the installation of the fire alarm system across Charlton House, Haviland House, John Cozens House, and Langton House was complete. To date, all feedback from the new installations has been positive, however there were two activations in January that were reported as false alarms.

We are in the process of carrying out a full investigation to establish the cause of these activations. Please note that the alarms are equipped with addressable panels, enabling us to identify and trace any issue to the specific device and individual flat concerned. If you experience any alarm-related issues, please email stjudes@bristol.gov.uk.

 

Structural Survey

Structural and fire safety surveys began in December last year. We expect to receive these final surveys by the end February 2026. 

 

Sprinkler installation

The project team is currently in the process of obtaining detailed quotations for the sprinkler installations across Charlton House, Haviland House, John Cozens House and Langton House. Once this stage is complete, the next step will be to initiate the Building Safety Regulator application in conjunction with the appointed contractor. This will enable the development of the design, associated documentation, and all statutory requirements necessary for approval.
